Living in Buckeye

Buckeye, one neighborhood at a time

From the old farm-town streets around Monroe Avenue to Verrado's Main Street and the still-growing Festival area, here is how Buckeye's parts fit together.

Ask someone in Buckeye where they live and the answer is rarely just "Buckeye." It is Verrado, or downtown, or out by the equestrian center. The city covers more than 639 square miles, and its neighborhoods grew up decades apart, from a farm town on an old highway to master-planned communities climbing the White Tank Mountains. Here is a tour of five parts of town, from south to north, and what anchors each.

How the city maps itself

Officially, Buckeye organizes itself by council districts, community facilities districts and planning cases rather than named villages. The city's online Maps of Buckeye let residents look up their council district, nearby parks, community facilities and trash service area. The large planned communities also keep their own websites and governance; Verrado publishes its community governance and design review rules on its site.

Downtown: where the town began

Downtown is the oldest part of Buckeye, and it has moved once already. When Thomas Clanton and O.L. Mahoney laid out the townsite in 1888, the business district sat on Centre Avenue between 4th and 6th streets. After the Arizona Eastern Railroad arrived in 1910, the business district moved to be near the station, and Monroe Avenue, once U.S. Highway 80, became the main street.

Today downtown gathers around Monroe Avenue and the 6th Street Plaza, where the city's 33-foot Christmas tree goes up each year. The Downtown Library is on North 6th Street, Town Park hosts Buckeye Days, and City Hall sits on East Monroe. The city's Downtown Specific Area Plan aims to make the area easier to walk, and Monroe was restriped this year to one lane each way with a center turn lane.

It is a good neighborhood to eat in. Fusion of Buckeye by Jupiter Rings, on North 7th Street, is a family-run wing spot with a dozen house sauces and a vegan menu. A few blocks east, Carniceria y Taqueria Durango is a meat market and dine-in Mexican restaurant on Monroe Avenue that also sells piñatas.

South Buckeye: farms, horses and the river

South of downtown, along MC 85 and Miller Road, Buckeye still looks like the farm town it was. The Buckeye Canal, laid out in 1885, still irrigates more than 17,000 acres, and fields run toward the Gila River. The Louis B. Hazelton Memorial Cemetery on Broadway Road dates to 1938 and is named for the first young man from Buckeye who died in World War I.

The anchor here is the Buckeye Equestrian and Events Center on South Miller Road, home of the Helzapoppin' PRCA Rodeo during Buckeye Days. Its restaurant, The Tack Room, serves home-cooked meals in a western setting after a renovation by the Duncan family, who bought the center in 2023. On the same property, Durango Veterinary Center treats horses as well as dogs and cats, with a small-animal clinic that sets aside space just for cats and consultations in Spanish. Farther south, Robbins Butte Wildlife Area spreads along the river, and the Buckeye Municipal Airport hosts the Air Fair each February.

Sundance and the I-10 corridor

Just north of downtown, around Yuma Road and the I-10 interchanges at Watson and Miller roads, is where much of Buckeye does its errands. The Chamber points to Sundance Town Center, Sundance Crossing and Buckeye Commons for shopping. Sundance Park is the neighborhood's front yard, and with a fishing lake beside its fields, and at the holidays it is lit up alongside downtown and hosts visits from Santa. The Coyote Branch library and the Sundance Rec Center sit side by side on West Yuma Road.

Verrado: Main Street at the foot of the White Tanks

North of I-10, Verrado climbs into the foothills of the White Tank Mountains. Its developer built it around small-town design: tree-lined streets, front porches and a walkable Main Street district with shops and restaurants, and lofts, row homes and cottages in its town neighborhoods. Residents have more than 86 neighborhood parks, Heritage Swim Park and the Verrado Golf Club, and the community's big weekend each year is Founder's Day.

Verrado keeps growing. Victory, its community for adults 55 and older, is opening nine new model homes in November 2026, and Regent Hills is opening a residents' clubhouse, Regent House, the same month. In October the city broke ground on Fire Station 709 at Indian School Road and Acacia to serve Verrado and Victory.

Festival: the far north

The northernmost part of the city stretches along Sun Valley Parkway and Desert Vista Boulevard, taking in Sun City Festival, where the Buckeye Marathon starts each January. This is where Buckeye is planning next. In September the city asked residents to help design a new library and community center in the Festival area, and a grocery-anchored shopping center, Festival Marketplace, is proposed for the corner of Canyon Springs Boulevard and Sun Valley Parkway.

Putting it together

Downtown remembers the farm town, the south keeps its horses and canal, Sundance handles errands, Verrado has its Main Street and Festival is still being drawn. The best way to learn the neighborhoods is to try one weekend in each. The city's events calendar and the Eye on Buckeye newsletter will tell you what is happening in each part of town.
