Chandler, one neighborhood at a time
From concrete-paved Washington Street to the lakes of Ocotillo and the wetlands of the southeast, here is how Chandler's neighborhoods fit together.

Chandler is close to built out. The city's own downtown plan puts it at about 94 percent developed, on the line between Maricopa and Pinal counties, so the next chapter is about reworking the neighborhoods it already has. Those neighborhoods run from early ranch houses a few blocks off Arizona Avenue to the lakeside streets of Ocotillo.
How the city divides itself
There is no single official neighborhood map. The city plans in layers. For the economy it names five employment districts: Downtown, Uptown, West Chandler, the Price Corridor and the Airpark Area. For land use it writes area plans, from the Downtown Region Area Plan, which divides a 2.4-square-mile core into Northern, Eastern, Southern, San Marcos and Downtown character areas, to the Southeast Chandler Area Plan, the largest at more than 14 square miles. On top of that sit the historic districts the city began designating after it created a preservation program in November 2020.
The smallest layer belongs to residents. Chandler's neighborhood registration program lets homeowners associations and traditional neighborhoods without an HOA sign up for direct contact with the city, renewing every 12 months. The online registry lists each one's volunteer champions, which makes it the easiest way to find out who speaks for your street.
Downtown and its historic neighbors
Downtown grew around the town square Dr. A.J. Chandler planned, now Dr. A.J. Chandler Park, with storefronts and covered walkways on its edges. Ceramic tiles on many buildings tell each one's history on a self-guided walking tour from the Chandler Museum. The park is mid-renovation in 2026, with the west side due before the holidays and the east side in early spring 2027. On San Marcos Place, family-owned Downtown Chandler Cafe & Bakery bakes European-style pastries, jumbo cinnamon rolls and breads from before sunrise and serves breakfast and lunch on a patio facing the park.
Silk Stocking is one of the historic districts inside the Downtown Region. Before World War II it was one of the town's more affluent, politically connected streets, later becoming a workforce neighborhood; the Basha, Bogle and Serrano families all got their start there. After years of work led by neighbors Melisa Lalich and Cheryl Bell, the city council created a historic preservation overlay in 2024 covering 23 properties on Washington and Coronado streets, most of them Early Ranch homes with some Craftsman and Spanish Colonial Revival. Washington Street itself is worth the walk: it keeps a concrete surface that has become rare in the Valley.
Southside Village, another of those districts, is what the city calls its first traditional Black and Latino neighborhood, the home of former Mayor Coy Payne and heavyweight boxer Zora Folley. In 2022 residents and the city made it Chandler's first Historic Conservation District. Its everyday gathering place is Winn Park on Morelos Street, with a lighted half-court and shade trees, and the Chandler Museum is collecting stories and photographs from current and former residents.
Uptown and West Chandler
Uptown Chandler, about four square miles, calls itself casual and eclectic. It is where many new businesses open their first location, and its established neighborhoods pull families with homes and schools. The Uptown Chandler Art Project put Chandler-themed artwork by 21 Arizona artists at its traffic signals; a virtual tour on the city's site introduces each one.
West Chandler, along Interstate 10 and the Loop 202, holds the most businesses of any district. Ray Road is its spine, with The Shoppes at Casa Paloma and Chandler Pavilions, and families come for Desert Breeze Park and its miniature railroad. On Chandler Boulevard near the freeway, Hob Nob Sports Grill bills itself as Arizona's home for Chicago sports, with a full bar, pub food and Thursday trivia.
Ocotillo, the southeast and the Airpark
Ocotillo, in the south, is built around water. Downtown Ocotillo, at Queen Creek and Price roads, has Santa Barbara-style buildings and lakeside paths with restaurant patios on the water. Also on Queen Creek Road, Leidan Mitchell Salon & Spa runs its Chandler salon, where more than 90 independent stylists and spa professionals across its two locations offer color, cuts, extensions and skin care.
Southeast Chandler is the city's largest planning area, home to the 113-acre Veterans Oasis Park with its wetlands and fishing lake. At Gilbert and Riggs roads, Spa Massaggio offers massage, facials and body treatments. Further up Gilbert Road, The Parlay Kitchen + Cocktails serves gastropub plates and craft cocktails with a daily happy hour.
Around the municipal airport, the Airpark Area is one of the city's five employment districts, and Lantana Ranch Park on Appleby Road is its neighborhood playground: an airport-themed playground with a zip line, an accessible We-Go-Round, a ninja course and shaded ramadas.
Whichever neighborhood you land in, the city's registry and its area-plan pages are the place to start learning who your neighbors are and what is planned nearby.
