Welcome to Chandler: a farm town that grew into a city of chips, parks and a tumbleweed tree
How Chandler is laid out, how its year really runs, and the places, people and city services a newcomer should know in the first few weeks.

Chandler started with a veterinarian's land purchase and a single town square, and it still organizes itself around that square more than a century later. Today the Southeast Valley city counts 294,435 residents by its own November 1, 2026 estimate, which makes it the fourth-largest city in Arizona. The city describes its own arc as a move from crops and fields to fabs and chips, and you can see both chapters in a single afternoon: an irrigation canal turned walking trail in the morning, a semiconductor campus on the drive home.
This guide is for anyone who just signed a lease or closed on a house here, and for longtime residents who want to see the place fresh.
Where Chandler sits and how it is laid out
Chandler covers just under 65 square miles of flat desert valley floor that was farmland within living memory, crossed by canals that once watered cotton and alfalfa. The street grid is regular, so the arterial roads become your landmarks: Arizona Avenue runs north and south through downtown, and Chandler Boulevard, Ray Road, Queen Creek Road and Germann Road cross it east to west.
Four freeways frame the city: Interstate 10 along the west side, the Loop 101 Price Freeway, the Loop 202 SanTan Freeway, with US 60 a few miles north of the city line. Phoenix Sky Harbor and Mesa Gateway airports are each about 20 minutes away, and Chandler Municipal Airport serves private and corporate planes on the city's south side.
The city plans its economy around five districts, and knowing them helps a newcomer read the map:
- Downtown Chandler, the historic core around Dr. A.J. Chandler Park
- Uptown Chandler, with nearly 600 businesses of its own
- West Chandler, which counts the most businesses of the five
- The Price Corridor, where the 101 and 202 meet, home to Intel's Chandler campus, Microchip Technology and other technology employers
- The Airpark Area, around the municipal airport
Most people drive. Valley Metro buses cross the city, and some routes connect to light rail in Tempe, Mesa and Phoenix. The city also runs Chandler Flex, an on-demand shared ride you can book by app or phone within its service zone.
How the year really runs
Life here follows the heat, not the calendar. Normals for 1991 to 2020 at Phoenix Sky Harbor, the nearest long-record National Weather Service station, put the average January high around 68 degrees and the July high above 106, with about 111 days a year reaching 100 degrees and a little over seven inches of rain. Arizona also skips daylight saving time, so your clocks never change.
That makes October to April the outdoor season. The downtown farmers market keeps later morning hours from October through May and moves to an early 7 a.m. start in summer. The free Sonoran Sunset Series brings local bands to Veterans Oasis Park on the third Thursday of each month through March, and the park's Desert Rivers Audubon bird walks run on first Saturdays from November to April. In summer, locals walk at dawn, swim in the evening and keep an eye on the monsoon: the National Weather Service warns that its storms can bring dust walls, flash flooding and lightning.
Places that define the city
Dr. A.J. Chandler Park is the heart of downtown and hosts more than 100 events a year. It is in the middle of its first full renovation since 1986: the city expects the west side to be finished before the 2026 holiday season and the east side in early spring 2027, so expect fences and detours for now. The Tumbleweed Tree, a Chandler tradition since 1957, is lit downtown each December, this year on December 5.
On the park's west side, Mingle + Graze is a cheese shop and eatery on San Marcos Place, known for grazing boards and pressed sandwiches. A short drive west, Perfect Pear Bistro is a family-owned restaurant on Chandler Boulevard with salads, sandwiches, grilled cheese and pastas.
In the southeast, Veterans Oasis Park spreads over 113 acres, most of it recharge basins and wetlands that return treated water to the aquifer. More than 153 bird species have been recorded there, and it has a stocked fishing lake and the Chandler Nature Center.
The Chandler Museum, on Chandler Village Drive, is free and tells the city's story; through February 7, 2027 it is showing Ocatilla, an exhibition on the desert camp Frank Lloyd Wright built in 1929 while designing a resort for Dr. Chandler.
For coffee in the south of town, Bottle & Bean in Downtown Ocotillo pairs a coffee bar and breakfast-and-lunch bistro with a retail wine room. On Gilbert Road, Mission Coffee and Tea roasts beans sourced directly from growers and directs proceeds to local and global causes.
Getting set up
City Hall is downtown at 175 S. Arizona Ave., and the Utility Customer Service Center on its first floor handles new water accounts; call at least one business day before you need service. The city's residents pages list trash and recycling days, and the News Center posts city announcements.
The Chandler Public Library has four branches: Downtown on Delaware Street, Sunset in the west, and Hamilton and Basha, which share space with high schools in the south and southeast. The Discovery Library, a mobile branch with books, Wi-Fi and printing, is making stops around the city this fall. For local news, SanTan Sun News covers Chandler, and the city's own News Center is the source for official updates.
This year Chandler voters also ratified a new General Plan, adopted by the council in February and approved at the polls on July 21, 2026, which will guide how the city grows from here. It is worth a skim if you want to know what is planned for your corner of town.
