Gilbert, one neighborhood at a time
From the Heritage District's water tower to Val Vista Lakes, Agritopia's farm, Morrison Ranch's grain tanks and the newer south: how Gilbert's patchwork fits together.

Ask someone in Gilbert where they live and you will rarely hear a street. You will hear a name: Val Vista Lakes, Agritopia, Morrison Ranch, Power Ranch. Gilbert grew mostly as a patchwork of planned communities laid into old farm squares, and each one has its own feel, its own association and, often, its own lake or park at the center. Here is a tour of a few of them, and of the districts that tie them together.
Two ways to read the map
Gilbert sorts itself in two layers. The first is a set of districts the town's visitor bureau uses for its destinations: the Heritage District downtown, Agritopia, SanTan Village, Verde at Cooley Station and the Riparian District around the wetland preserve on Guadalupe Road. These are the places people meet up.
The second layer is where people live. The town keeps a public map of homeowner association neighborhoods, and it holds more than 350 named neighborhoods and master plans, from small subdivisions named for the farm families who sold the land to communities of thousands of homes. Many carry a farm word in the name (Groves, Ranch, Farms, Acres), which tells you what was there before.
The Heritage District
Downtown is where Gilbert started. A rail siding on Bobby Gilbert's land in 1902 gave the town its name, and the blocks around Gilbert Road and the tracks hold most of what survives from the farm-town years: the 1927 water tower and its adobe pump house, once the town jail, and the 1913 school building at Gilbert and Elliot roads that is now HD SOUTH, home of the Gilbert Historical Museum. The school is the town's only listing on the National Register of Historic Places; the district itself is not a registered historic district, but a downtown the town chose to reuse. Beginning in the early 1990s, its old buildings were turned into restaurants and gathering places.
The district is changing again. The town's redevelopment work describes three character areas, Railway, Canal and Water Tower, and the downtown park-and-ride lot that hosted a Saturday farmers market for 15 years was slated for demolition in late 2025 as part of a Heritage District improvement project. The town posts the latest on its Digging the District project site. On Gilbert Road, The Porch is a retro-styled sports bar with pub food, cocktails and yard games on its patio, an easy place to watch a game downtown.
Lakes and farms in the middle of town
Val Vista Lakes, south of Baseline Road along Val Vista Drive, calls itself a water wonderland. Its association describes about 900 acres with 24 residential subdivisions, lakefront and off-lake homes, sports parks, bike paths and a clubhouse with tennis courts and a lagoon pool. The association office is at 1600 E. Lakeside Drive.
Agritopia, at the northwest corner of Higley and Ray roads, grew from the Johnston family farm, bought in 1960. When suburbs reached the fields in the late 1990s, the family planned a neighborhood around a permanent urban farm, and Agritopia dates itself to 2003. The farm, the restaurants and the renovated Quonset hut called Barnone sit at its heart. Garage-East, an Arizona farm winery that also pours specialty coffee and bakes in the morning, has a backyard-style patio in Building 7.
Morrison Ranch, along Higley Road near Elliot, keeps a silver set of grain tanks from the Morrison family's feedlot and dairy, built around 1960. Its association calls it a community of tree-lined streets and green spaces, and its smaller neighborhoods carry names like Elliot Groves, Highland Groves and Lakeview Trails. The community council works out of 325 S. Higley Road.
The newer south and east
South of the Loop 202, the town's newer centers cluster. SanTan Village is the open-air shopping center at the freeway, with national stores alongside local shops. Verde at Cooley Station is a 23-acre center in the southeast with restaurants, locally owned boutiques, murals and a central lawn called The Green that hosts free events; Crust Simply Italian serves scratch-made pasta and hand-tossed pizza there, on Recker Road.
Power Ranch, farther southeast, is built around shared spaces: a community building called The Barn that runs classes and events, two catch-and-release fishing lakes and neighborhood parks spread through the community for residents. Not far away in south Gilbert, The Nook on Queen Creek Road is a daytime eatery serving breakfast and lunch, with omelets, skillets and pancakes on the menu.
Finding your neighborhood's people
Most master-planned communities have an association with its own website, calendar and office. Val Vista Lakes, Morrison Ranch and Power Ranch all post their contacts, events and amenity rules online, and Agritopia's site covers its farm, shops and history. If you are not sure which association covers your address, the town's neighborhood map is the place to check, and the Discover Gilbert events calendar is the best way to see what is happening in each district this month.
The quickest way to learn the patchwork is to ride it. The Heritage, Santan Vista and Marathon trails follow the canals north to south and stitch many of these neighborhoods together.
