Living in Gilbert

Welcome to Gilbert: a newcomer's guide to the town that grew up fast

Where Gilbert sits, how its square-mile grid and districts fit together, how life follows the heat, and the places and people that help a newcomer settle in.

Gilbert still calls itself a town. More than 280,000 people live here now, according to the town's visitor bureau, but the name on the water tower, the council chambers and the street signs is the Town of Gilbert, and the old farm-town habits run deeper than the size suggests. If you have just moved in, or have lived here for years and never quite learned how the place fits together, this is a short orientation.

Where Gilbert sits

Gilbert lies about 17 miles southeast of downtown Phoenix, on flat, irrigated ground in the southeast corner of the Valley. It is a long town: the visitor bureau's map runs it from Baseline Road in the north all the way down to Hunt Highway, with neighbors Mesa and Chandler close on either side. On a clear morning you can pick out the Superstition Mountains to the northeast.

Water explains most of what you see. The Consolidated Canal, later called the Eastern Canal, arrived in 1904, and Roosevelt Dam followed in 1911, which turned this desert into alfalfa, cotton and dairy country. During World War I Gilbert farmers shipped so much hay to the Army that the town took the nickname the Hay Shipping Capital of the World. The canals are still here, and today many of them carry bike paths along their banks.

How the town is put together

Gilbert grew in a hurry. Fewer than 2,000 people lived here when the council annexed 53 square miles in the 1970s, and the population passed 110,000 by 2000. The result is a town laid out on the Valley's square-mile grid, with named arterial roads every mile (Gilbert, Lindsay, Val Vista, Greenfield, Higley, Recker and Power running north to south; Baseline, Guadalupe, Elliot, Warner, Ray, Williams Field, Pecos, Germann and Queen Creek running east to west) and neighborhoods tucked inside each square.

The town's own visitor site sorts Gilbert into a handful of districts. The Heritage District is the old downtown along Gilbert Road, with Water Tower Plaza, HD SOUTH's museum and a long row of restaurant patios. Agritopia, near Higley and Ray, is a neighborhood built around a working urban farm. SanTan Village is the big open-air shopping center by the Loop 202, Verde at Cooley Station is a newer walkable center in the southeast, and the Riparian District grows up around the wetland preserve on Guadalupe Road.

Most people get around by car, using the US 60 along the north edge and the Loop 202 Santan Freeway through the middle. Cyclists have it better than in many suburbs: the town counts roughly 135 miles in its trail system, with the Heritage, Santan Vista and Marathon trails running north to south and the Western Powerline Trail crossing east to west, mostly beside canals. Parking downtown is free, in two garages, surface lots and on the street.

Living by the seasons

Newcomers learn the calendar quickly. At Phoenix Sky Harbor, the Valley's long-running benchmark weather station, normal July highs sit around 106 degrees and January highs around 68, with only about seven inches of rain in a normal year. The monsoon, which the National Weather Service counts from June 15 to September 30, brings dust storms, sudden downpours and the year's most dramatic skies.

So Gilbert keeps its outdoor life for the cool months. Mornings are for walks in summer; patios fill from October to April. The Heritage District Farmers Market runs on Saturday mornings all year, starting an hour earlier from April to September to beat the heat. In December the Riparian Preserve hangs thousands of lights for Riparian After Dark, and the Gilbert Days Parade, which began in 1957 to celebrate the paving of Gilbert Road, rolls through downtown each November.

A few places that make Gilbert, Gilbert

Start with the Riparian Preserve at Water Ranch, 110 acres of ponds and trails on Guadalupe Road that double as recharge basins, where treated water soaks back into the aquifer. Birders come for herons, egrets and migrating warblers, and on clear Friday and Saturday nights volunteers open the Gilbert Rotary Centennial Observatory's telescope to the public.

Then HD SOUTH, the 1913 Gilbert Elementary School building at Gilbert and Elliot roads, now home to the Gilbert Historical Museum. It is the town's oldest standing building and its only listing on the National Register of Historic Places, and the Gilbert Chamber of Commerce named it the 2026 Non-Profit Business of the Year.

Settling in

A few local businesses newcomers tend to need early. A/C & Plumbing Doctors has been servicing heating, cooling and plumbing for Gilbert homes since 2008, which matters the first time a unit quits in July. Water Pros Plumbing is a family-owned crew based in Gilbert that handles plumbing, drains and water treatment. For a workout, Gilbert Fitness Club on Williams Field Road opened in 2026 as a locally owned gym with coached classes and around-the-clock member access. And Crave Protein Cafe on Germann Road serves breakfasts, wraps, bowls and shakes, and was founded to create jobs for adults with developmental disabilities, including autism.

For the rest, a few addresses help. The Maricopa County Library District runs Gilbert's public libraries, including Southeast Regional Library beside the Riparian Preserve and Perry Library on Queen Creek Road. Town news comes from the Town of Gilbert's own site and the Gilbert Sun News, and the Discover Gilbert events calendar lists what is happening this week.

Give it a cool-season Saturday: the market downtown, lunch on a patio, the preserve at dusk. That is the quickest way to feel at home here.
