Living in Goodyear

Goodyear, one neighborhood at a time

From the 1940s company town on Western Avenue to downtown GSQ, Palm Valley, PebbleCreek and the lakes of Estrella: how Goodyear's communities feel and what anchors each one.

Goodyear is a city of neighborhoods that were planned one at a time. A tire company's cotton farm became a company town in the 1940s, and as the farm's land was sold off, developers built whole communities on it, each with its own lakes, parks, clubs and character. Learning the city mostly means learning those places and the streets that join them.

How Goodyear sorts itself

Most residents know where they live by the name of their community and its homeowners association, and the city's own tools follow suit. It keeps an online HOA map where you can type an address and find the neighborhood, its association and its property manager. The same page lets you sign up for neighborhood alerts, which the city uses for news such as pavement work and fireworks warnings. Neighborhood Services, in City Hall at 1900 N. Civic Square, acts as the link between residents and the city.

The long view lives in the Goodyear General Plan 2035, which voters approved on May 21, 2024. It guides how land is used and how the city grows, and its web version and land use map are on the city's planning page.

Where it began: the original town

Goodyear's oldest neighborhood grew up in the early 1940s, when an aircraft plant opened for the war effort and Del Webb built single-family homes on 40 acres just north of Western Avenue and east of Litchfield Road. The cotton company put a small business district on the north side of Western Avenue, with Bowman's Drug and Abraham's Market facing Western and a barbershop and beauty salon facing Litchfield Road. When the town incorporated in 1946 it had 151 homes and 250 apartments, and the community pool opened at Loma Linda Park in 1958.

The best guide to this part of town is the Goodyear Historical Project, the city's photo timeline of the company town and the city it became, which still invites families to lend old pictures for scanning. Litchfield Road remains a working street. Waffletto, a family-run coffee shop near Litchfield Road and Van Buren Street, serves Belgian waffles, coffee and brunch dishes, and the Southwest Valley Chamber of Commerce keeps its office a short way down Litchfield Road.

GSQ: the downtown Goodyear waited for

Goodyear leaders began talking about a true downtown in 1984. It finally arrived in August 2022, when Goodyear Civic Square opened at McDowell Road and 150th Drive with City Hall, the Georgia T. Lord Library, a two-acre park and two parking garages. The district around it, called GSQ, covers 150 acres stretching from I-10 north to Encanto Boulevard. Its family-owned developer has held the land since the 1970s, when it was a scallion farm.

GSQ is still filling in. In 2026 the city announced a run of new restaurants, shops and a Pilates studio, and a hotel broke ground there in October. Civic Square Park is where the city holds its biggest gatherings, including Holidays on the Square on December 4 and 11. For a meal, Copper & Sage on Globe Drive serves Southern-influenced dinners and weekend brunch.

Palm Valley and PebbleCreek

In 1986 the 13,000 acres left of the original Goodyear Farms were sold to SunCor, which developed much of that land into Palm Valley. North of the freeway, everyday errands run along roads like West Indian School Road, where Royal Jasmine Thai Restaurant greets guests with a traditional "sawasdee ka" and offers party trays as well as its dine-in menu.

PebbleCreek is a 55-and-older community, its main gate on West Clubhouse Drive, with 54 holes of golf across Tuscany Falls and Eagle's Nest, a 332-seat theater, 36 pickleball courts and more than 100 clubs, from woodcarving to hiking. The city's PebbleCreek multi-use pathway is part of Goodyear's trail network.

Estrella: at the foot of the mountains

Estrella held its grand opening in 1988 and is still growing, with new neighborhoods from several builders. Its lakes are its signature: residents can take out sailboats, paddle boats and kayaks from the North Lake Yacht Club, and a lakeside amphitheater hosts events such as Ballet Under the Stars. More than 65 miles of trails connect to the Sierra Estrella and Estrella Mountain Regional Park, the county's first regional park.

The community also has its own little main street along West Elliot Road. Lakeside Grill Estrella, at the Starpointe Residents' Club, serves lunch, dinner and weekend brunch with a patio by the lake. Across the road, Oasis Bagels is a family-owned shop that bakes New York-style bagels on site early each morning. Taste of Italy, a few doors down, makes pizza by the slice on weekdays along with pastas, heroes and cannoli.

Around the ballpark

South of Yuma Road and east of Estrella Parkway, Goodyear Ballpark and its two team training complexes fill the calendar each spring with Cleveland Guardians and Cincinnati Reds games, and the city uses most of the practice fields for tournaments and Little League. Nearby, at 17300 W. Van Buren Street, Goodyear High School opened in 2025 on part of the old Phoenix Trotting Park property, a racetrack site that sat empty for 50 years.

Each of these places has its own clubs, events and HOA pages. Start with the city's HOA map, then go and walk the neighborhood you're curious about.
